Neighborhood Focus: Lakeside on Preston
Lakeside on Preston, is a quiet, wooded community of some 500 homes on 400 acres of woods, lakes and parks. Located at the corner of Parker and Preston Roads in the fast-growing city of Plano, Texas, Lakeside on Preston is one of the most sought-after areas in town – and it’s easy to see why:
It’s the only master-planned community within 75093 with a pool, tennis court, volleyball court, basketball courts, scenic green biking paths and jogging trails and multiple parks. You can even go fishing in the lake!
Recently, Lakeside on Preston won coveted Platinum status in the annual BEST awards by the City of Plano, designed to honor the best-planned communities in the city for sustainability, safety and quality of life.
Most homes in this area were built between 1992 and 2005. The community is known for the high-quality construction of the residences in the area.
Lakeside on Preston is in one of the very best school districts in the country. The four award-winning public schools that serve this community, Brinker Elementary, Renner Middle School, Shepton High School and Plano West Senior High School, have won state and national accolades. Plano West Senior High scores a 9 out of 10 in the test scores according to GreatSchools.org, and 10 out of 10 in college readiness.
- Plano West Senior High School has a graduation rate of 97 percent, well over the statewide average of 87 percent.
- 60 percent of Plano West Senior High students participate in advanced placement classes – over three times the state average of 19 percent.
- 73 percent of these students pass one or more advanced placement exams – the state average is 51 percent.
- Brinker Elementary School has a 10 out of 10 rating on GreatSchools.com, and has been named a National Blue Ribbon School.
- Renner Middle School scores an overall 9 out of 10 rating on GreatSchools.com. 100 percent of students tested on algebra I scored as ‘proficient or better.’
Lakeside on Preston Market, a prestigious high-end outdoor shopping mall, offers some of the best mid-scale and fine dining in Plano. The jewel in the crown and a favorite among local carnivores (Texans love steak!) is Mignon, an outstanding, unique steakhouse that aims to bring the best of French cuisine and a retro 1960s look and feel.
Not up for anything so fancy? Try the other great eateries nearby: My favorites include Ziziti, an excellent spot for its elegant but relaxed atmosphere and its savory, delicately-balanced Mediterranean-inspired cuisine, made with the freshest ingredients.
And what is Texas without great Tex-Mex? Mi Cocina is a shining star in this amazing Texas culinary tradition – and that’s saying something, because competition is keen. Service is consistently terrific, it’s family-friendly, prices are reasonable, the food is authentic and expertly prepared, and the margaritas are out of this world!
Seafood enthusiasts will love the Sea Breeze Fish Market and Grill – eat on site, or take the freshest fish, shrimp, scallops and crab available in Dallas home with you to cook for the family. You’ll love it either way.
Just out for a drink? You can get something healthy and sweet at the I Love Juice Bar, or hang out at the Starbucks for a change of pace – all within easy walking distance of the community. Need something a little more… adult? I’ve already mentioned the margaritas at La Cocina, but if you’re a wine drinker, you can treat yourself at Corner Wines, which holds frequent tastings and events.
Just a little further away, you can find additional shopping at Preston Place, including a Kroger’s supermarket, a Whole Foods and a Trader Joe’s, each of which are terrific sources of excellent ingredients for you home cooking enthusiasts. There’s also a number of fine clothing retailers, a Panera, a Toys “R” Us.
Transportation: Lakeside on Preston is less than 2 minutes from the gate to the expressway. Work downtown? You can expect about a 35 minute commute each way, on average.
Lakeside on Preston has one of the most competent and professionally-managed homeowners associations I’ve encountered. They’ve planned prudently for many years and are in a strong financial position, according to their most recent annual letter to residents. Despite having invested in a number of beautification programs designed to maintain and enhance property values and quality of life, the have still managed to come in well under budget. They did not have to increase dues this year, but still have a surplus, so this is one of the better HOA-managed communities I’ve seen to be buying into.
Homes are definitely in the luxury market, but are still very strong values given their for their area, size and quality of construction, ranging from around $650,000 to $3.5 million and up.
